About Section 202 Housing
Section 202 is HUD's primary subsidized housing program for low-income seniors age 62 and older. Properties offer affordable apartment-style housing with services coordinators who help residents access medical care, transportation, and meals. Residents typically pay 30 percent of adjusted household income toward rent.
How to apply: Contact the property management directly to ask about the waiting list. Most Section 202 properties have multi-year waiting lists.
HUD REAC scores rate property physical condition. 90 or above = passing condition, 60 to 89 = follow-up required, below 60 = troubled.
Waiting list. Most Section 202 properties have multi-year waiting lists. Ask the current wait-time estimate and how applications are prioritized.
Service coordinator. Section 202 properties often have an on-site service coordinator who helps residents access health care, transportation, and meals. Ask whether one is on staff and how often they're available.
Income limits. Eligibility is income-based (typically below 50 percent of area median income). Ask the property for current limits and required documentation.
Pet policy and accessibility. Most Section 202 properties allow companion pets and have ADA-accessible units. Ask specifics if either matters.
